This month has witnessed a notable downward trend in SREIT share prices, resulting in SREITs now trading at an even deeper discount to their NAV. The median Price/NAV ratio is low 0.74, with only 6 SREITs trading at a Price/NAV above 1. The median dividend yield remains attractive at 7.65% with 8 SREITs having dividend yield above 10%. Notably, Manulife US REIT suspended its distribution for 1H 2023, and Lippo Malls Indonesia Retail Trust also halted distribution for 2Q 2023. Also, considering the recent speech by Fed Chair Jerome Powell on Friday (25 Aug), a further rate hike is imminent. This means that we could continue to see sluggishness in the SREIT market.

Diversification across various SREITs can help manage risk, and it's advisable to carefully assess each REIT before making any investment decisions.
